Estate agents Portico London have released their list of the top places they recommend investing in buy-to-let in London.
The measure they are using is based on rental yield. This is always a good place to start but you need to think about what type of investor you are. If you want capital growth as well I would recommend researching the areas in terms of house price growth as well and then make decisions.
You may find that although one area has a really good yield it may not be growing as fast as another area that offers only a slightly lower yield. As you would expect most of these are generally in areas outside of Central London.
Here is the list:
1. Ilford – Current highest yield:5.5%
2. Hounslow – Current highest yield:5.3%
3. Greenford – Current highest yield:5.3%
4. Croydon – Current highest yield:5%
5. Wood Green – Current highest yield:5%
6. Whitechapel – Current highest yield:4.8%
7. Forest Gate – Current highest yield:4.8%
8. West Drayton – Current highest yield:4.8%
9. King’s Cross – Current highest yield:4.4%
